The Vermillion Rise Mega Park is a 7,155 acre supersite in Vermillion County, Indiana. The park’s location amidst the rolling farm fields and wooded areas of west-central Indiana belies the site’s size and the many amenities it offers for business and industry.
The development plan for the park achieves the perfect balance between the natural and built environment not commonly seen with large industrial sites. About half of the land is dedicated to large-scale enterprise opportunities. The other half is set aside for natural areas and agricultural uses to retain the pastoral environment that currently graces the site and surrounding areas. There are also smaller parcels available for highway-oriented commercial activities and conference and support facilities. A 50,000 square foot shell building is under construction, anticipated to be available Fall 2016.

It sits atop the Wabash River Valley Aquifer – a 70-acre water-source parcel that can supply nearly unlimited water through a redundant system of horizontal collector wells and distributed throughout the site via 24” water mains. There’s also a seven-million-gallon reservoir onsite that currently offers an excess capacity of 760,000 gallons per day.
With a CSX Select Site, most of the legwork in determining site conditions and readiness for development is complete. The availability of utilities onsite is verified, meaning businesses interested in locating to Vermillion Rise Mega Park don’t have to factor in the high costs of bringing utilities to the site. The critical utility infrastructure is already in place. Industrial zoning is ensured, too, which saves time and the potential hassle of a long and uncertain rezoning process.
Vermillion Rise Mega Park has also been approved for the Alternative Site (ASF) program as part of the Greater Indianapolis Foreign Trade Zone (FTZ) – an added benefit for global companies.
